London’s July Property Market: Two Very Different Stories, One Clear Message

Here we are back again, diving deep into London’s property data to uncover what’s actually happening behind the listings, and this July has painted two very different pictures between the rental and sale markets.


In the rental market, high-end areas like SW7 and W8 are starting to slow down (there is a reason, trust me). Listings are sitting for longer, and supply is quietly building up. Meanwhile, places like E1, NW1, and SW11 are moving fast. It's not about price anymore. Renters are focusing on value, lifestyle, and transport links more than postcode status.


On the sales side, it’s a buyer’s market in most areas. But not all of them are stuck. While most areas in the sales market are slow-moving and heavily in favour of buyers (with properties taking longer to sell), some areas like CR0 and SW16 are exceptions. They're seeing faster turnover, tighter inventory, and pricing that better matches what buyers are willing to pay. So, they behave more like balanced markets, not buyer-dominated ones. It’s because sellers there are more in tune with what buyers are willing to pay. The data is showing us that overpriced homes are getting ignored, while well-priced ones are getting snapped up.
